About Duncan House

Duncan House is a family-run Bed and Breakfast set in a Georgian House, located next to the River Tweed.

Individually styled guest rooms boast traditional décor and en suite or private facilities. Free Wi-Fi, flat screen TV and tea/coffee facilities are standard. Most rooms have river views. The entire house can be rented as a self-catering property.

Duncan House offers free on-site parking. Guest lounge with fireplace is a plus. Guests have access to free Trout fishing on the river just outside the house. Full Scottish breakfast is included in your stay. Picnic lunches are available upon request for a fee.

Although this B&B serves breakfast, there’s no restaurant or bar on premises. Try The Cobbles-Freehouse and Dining, located nearby, which is a brew pub that features British fare.

Floors Castle and Old Roxbury are close at hand. Abbotsford House and The Cheviots are a short drive away.

Pets are welcome here

It's great that Duncan House welcomes pets because so many people like to travel with their favourite four-legged friends. Your dog will love it too because there are so many great walks to be had close by.

Room with a view

Most of the guest rooms at this non-smoking B&B offers spectacular views of the River Tweed and Floors Castle but some rooms on the ground floor have none. If a view such as this is important to you, be sure to request a second floor room with a view when making your reservation.

The guest rooms are clean and comfortable

The guest rooms here are clean and well-appointed. Comfortable beds with soft sheets, lots of fluffy towels and four poster beds (available in several rooms) ensure an idyllic night's sleep.

Negative Reviews

The owners don't live here

The owners of Duncan House live close by, but do not reside on property. Because of this, there is not always someone there to greet you or let you in, for that matter. There is a key safe and they do provide you with directions on how to retrieve your keys, which is fine. But if you are a woman travelling alone, this might be a bit unsettling.

Some rooms are small

A few of the guest rooms are small which can be problematic if you are travelling with more than one person, have a lot of luggage or need extra room to manoeuvre.

The breakfast is served at a common table

It's important that you enjoy the company of strangers first thing in the morning, as breakfast is served at a communal table.
